Traverse Hospitality Becomes Largest and Highest-Rated Independent Property Manager at the Crested Butte Base Area, Outpacing the Market as Summer Demand Softens

Locally owned manager now operates 101 condos across the Grand Lodge, Lodge at Mountaineer Square, and The Plaza, and holds the highest Google rating of any property management company in Crested Butte; managed units posted 65% occupancy in August against a 58% market average while market revenue per unit fell 11%.

CRESTED BUTTE, Colo. – September 2, 2026 – Traverse Hospitality, a Colorado-owned, locally operated vacation rental and property management company based in Mt. Crested Butte, has grown its Crested Butte condo portfolio to 101 units across the three principal buildings at the base of Crested Butte Mountain Resort, making it the largest independent property manager at the base area. The company now manages 65 of the 223 individually owned condominiums at the Grand Lodge Crested Butte, along with 16 units at the Lodge at Mountaineer Square and 20 at The Plaza, as well as additional properties elsewhere in Mt. Crested Butte and the Town of Crested Butte.

The growth comes during a season in which the broader Crested Butte short-term rental market has softened. In August 2026, Traverse-managed Crested Butte condos ran at 65% occupancy, compared with a 58% average for the Crested Butte market. Revenue per available unit for Traverse’s Crested Butte condos rose year over year while the market’s fell 11%, a gap of roughly 14 points in the two growth rates.

The pattern held across the company’s full Colorado portfolio and across the whole summer. Among Traverse-managed homes with a full prior-year history, revenue per available night rose 3.3% for June through August while their PriceLabs competitive sets fell 10.6%, and portfolio occupancy ran roughly ten points above the comp sets in each of the three months. Traverse homes’ average nightly rates rose 7.8% for the season while competitors’ rates were essentially flat. The results came in a summer the Gunnison-Crested Butte Tourism and Prosperity Partnership described to the Crested Butte News as tracking flat against 2025, “strong at the beginning and end of the season compared to previous years, but soft in the middle,” and in which DestiMetrics reported bookings for July and August arrivals down 12 to 13% across 17 western mountain destinations.

Traverse is also the highest-rated property management company in Crested Butte on Google, with a 5.0-star rating across 23 reviews as of September 2026, and guests across its 200-plus managed homes rated their stays 4.88 out of 5 across booking channels in August 2026.

A different economic model for owners

Mountain resort rental programs in Colorado typically retain 40% to 50% of rental revenue as a management commission. Traverse’s commission is materially lower and is set per property based on the unit’s size, condition, and revenue profile. Owners receive itemized monthly statements with visibility into their upcoming bookings and calendars.

Traverse’s operating model at the base area includes:

  • Daily repricing of every home, with a revenue team reviewing the recommendations against local knowledge — event weekends, wildflower season, mid-summer lulls. Among reservations made in August 2026, last-minute bookings (within three days of arrival) fell from 38% to 26% of the total year over year, and one-night stays fell from 25% to 10%, replaced by longer stays booked further out.
  • Distribution across Airbnb, Vrbo, Booking.com, Expedia, Google, and direct booking through booktraverse.com. Airbnb’s share of new Traverse bookings fell from 76% to 58% over the past year as channels were added, and direct bookings now account for about one in ten reservations.

Looking to fall and winter

Regional indicators for the shoulder season are positive. DestiMetrics reported September bookings at western mountain destinations running 27% ahead of last year and October 23% ahead as of mid-July, and Traverse’s winter reservations for December through March are arriving earlier than they did a year ago. The company plans to hold base rates into September rather than discount early, and to continue broadening distribution for its Crested Butte condos.
